Hello!
June always feels like the Okanagan shifting into summer mode. The lake days get longer, patios fill up, and the calendar starts to pack in a hurry. I pulled together a quick market read and a fresh list of June events around the valley so you can stay in the loop without digging through a dozen calendars. If you are thinking about a summer move, even casually, this is a good time to talk through timing, prep, and what would make the most sense for you.

How's the Okanagan market right now?
Sellers: First 10 days are everything so price to the market you have, not the one you want. Pre-list inspections and light refreshes (paint, lighting, landscaping) are outperforming. Buyers: With fewer new listings, expand your search radius and be ready for the good ones. Negotiability exists on homes with 21+ days on market, especially if they need updates.
The bottom line: sellers who prep well and price accurately are getting paid. Buyers should be financing-ready and decisive — the best homes are not sitting.
